Their access to off market properties and knowledge of the area, combined with negotiating skills and the ability to utilise relationships with a network of selling agents, all come together to make engaging a BA an effective way of making any property purchase as cost effective as possible.

How do I know if a BA is right for me?

If you have never worked with a BA before, or aren’t sure about how to choose a provider who is right for you, there are a number of questions that you might want to ask before you engage their services.

To start with, you might, as discussed above, want to ascertain whether a BA has any specialisms, either in terms of property types or locations, as both of these could be decisive factors in helping you to make a choice.

You might also want to ask a prospective BA about the number of off market properties they are able to access on behalf of clients, as well as how often off market buying opportunities typically arise.

In addition, you should also ascertain whether a BA is genuinely independent, or only works with particular selling agents. As a purchaser, the former is the best solution, as this will mean both that you are getting access to the widest possible range of potential properties, but also that the advocate is acting entirely in your best interests, with no other considerations influencing them.
