In short, the terms Buyer’s Agent and Buyer’s advocate are interchangeable and they do in fact mean the same thing. A number of BAs use the term Buyer’s Advocate to avoid any confusion between a Buyer’s Agent and a Real Estate Agent. Within the Real Estate industry, you will often hear the term ‘BA’ as it covers Buyer’s Agent and Buyer’s Advocate.
Establishing which BA is most suitable for your property needs is a really important task. Here are some great questions to ask when completing an initial call with a BA:
Find My BA is a platform that is forever expanding the list of recommended BAs all across Australia. If the area you’re looking in currently doesn’t have a BA listed, we would love to know! Click on 'Can't Find Your Location' at the top of the page to alert us and we will be sure to investigate a suitable BA for the area.
Most BAs will only onboard buyers who hold a current pre-approval, however, it is never too early to start a conversation. To be ready to hit the ground running with your property search, you may want to speak to a BA prior to your pre-approval being received but not engage the BA until you have the green light on finance.
Engaging a BA on your property journey has many benefits, including the ability to save you money! Not only will a BA save you time by qualifying and inspecting properties on your behalf, they are also skilled negotiators who act on your behalf and ensure you aren’t overpaying for a property. BAs are also exposed regularly exposed to off market properties that the general public would not be aware of. Through leveraging their agent relationships, BAs can tap into a range of property options that you wouldn’t otherwise have access to. Not only do off markets give you, the buyer, more choice - it can also eliminate competition as they are not publicly listed.
